My Client-First Philosophy
I am a licensed Real Estate Broker and have been listing and selling real estate in the Evansville area for 20 years. I primarily list and sell on the north and west side of Evansville. I have serviced over 1000 clients with sales totaling over 150 million dollars. With such a large clientele, I do most of my business through referrals and repeat customers. I have worked with a large number of corporate and private relocation buyers and sellers.
I have lived in Evansville all of my life, I think that this is a good place to live. Evansville is large enough to have most everything you need, but small enough to make you feel at home.
I hold the following designations; ABR (Accredited Buyer Representative), CRS (Certified Residential Specialist), GRI (Graduate Realtor Institute). Each of these designations was earned by successfully completed several years of specialized classes. I have been certified by Prudential Relocation Services in marketing assistance for transferees. I am a member of the following organizations; Southwestern Indiana Builders Association, National Association of Realtors, Indiana Association of Realtors, and the Evansville Association of Realtors.

The services range from marketing to relocation and the company supplies all the tools and systems needed to assist the professional sales force. Caroline Schneider has worked for me for eight years in a clerical position. She also was my office manager when I owned my own real estate firm. Angela Miracle works primarily as a buyer’s agent with mostly first time home buyers. She has been with me for over two years.
I do extensive advertising, my listings are everywhere! For new listings, a large number of Realtors at my company personally tour the home or we have the option to do a digital tour of the home in front of over 100 of our sales staff during our weekly staff meeting. I purchase “featured home” ads on www.Realtor.com. It is the Official Site of the National Association of Realtors It is ranked as the number one homes-for-sale site. Consumers spend 75% of the time they spend searching for homes online at Realtor.com. The “featured home” ads on Realtor.com provide top billing in a prime spot on the Internet's #1 real estate site. Your homes are seen first when consumers search REALTOR.com®, AOL, and now MSN in your area. All listings are also on FCTE.com, ahouse4you.com, and the multiple listing service. On all of these sites there is also a virtual tour of your home. I advertise in the Saturday Courier Homes magazine and MLS Homes magazine. All of my listings are advertised on Insight cable television Market Place channel 2, our local cable TV station, with homes running 10 times a day 7 days a week. F.C.Tucker Emge Realtors also maintains an exclusively staffed information kiosk at Eastland Mall, our area’s largest shopping center. Our exclusive 24-hour Homeline gives buyers immediate information on the home, it also allows us to follow up on those who have called in using this feature. The home will also be advertised in the Sunday newspaper with a colored picture as a new listing and for any open house.
I also think it is a good idea to pre-qualify buyers in order to eliminate lost market time for my sellers. The first and most effective way is to have a mortgage loan originator pre-qualify the buyer prior to looking for a home to purchase. I work with many different lenders on a local and nationwide basis. I assist the buyer in picking a lender that is the best fit for them. If a buyer tells me that they have already talked to a lender then at that time I will always verify the information with that lender. Many professional people will already know what they qualify for, have an idea of how much they are comfortable spending and in most cases have an existing relationship with a lending institution. In this case I would touch base with that lender to verify the ability to buy.
I have always thought that the main reason for my success is my honesty. I feel that people would rather be told the truth even if it is not always what they want to hear. It is better that the client doesn’t have unrealistic expectations. Also, I feel that I have a strong work ethic. I have always had to work hard since I was in my teens. I am extremely motivated, and strive to be the best at what ever I do. I am successful at negotiating the best price for my sellers.
I am active in the Crescent City Civitan Club. We have 2 large fund raisers each year. Our main fund raiser is the Fall Festival booth. I have been in charge of the Fall Festival Booth several times. Also, I am quite active at my son’s school, Evansville Day School. I am the Chairperson this year for the Annual Giving. Besides tuition, this is the school’s main source of income to support the school financially.
